Today on the Today Show they featured  a Greater Cleveland home as one of the best home values in the country.

2701 Monroe is located in historic Ohio City and is listed for $298,800
It has 3 bedrooms and 2.5 baths.  (MLS #2478852)

There are 3 reasons this house is a great value.

1) Ohio City is a great historic neighborhood in Cleveland.  This home was built in 1865 but has been updated to fit today's standards.  The house is one of few in the neighborhood that has a 2 car garage. Ohio city is a neighborhood in Cleveland that young people are moving to and fixing up.  It is a great opportunity to get into the neighborhood, throw on a some new paint and have a house that is guaranteed to gain value when the market turns around.

2) Brand new kitchen.  This home has a great updated kitchen.  Kitchens are one of the most important features for resale in a home.

3) Great Price!   Don't take my word for it, shop around and compare. That is the best way to see if a house is priced right.

Today's market takes a brave buyer.  If you want a great deal and are able to get a mortgage, don't wait.  This is a great time buy!

Environmental group Sustainlane ranks Cleveland the 16th "greenest" City among the nations 50 biggest cities!

cleveland1.jpg

This study bumps Cleveland up 12 spots from last year. A couple of the reasons for the bump include a healthy water supply and the cities awesome farmers markets. Cleveland was ranked #2 for local food/agriculture.  Cleveland has been working hard since 2005 to improve its ratings.

Another big reason for the jump is Cleveland has agreed to participate in a program to start an off shore wind farm on Lake Erie. "If this project flies, it'll help Cleveland's energy utility to source 25 percent of its power from renewable sources by 2020."

This study proves once again what we already know There is No Place Like Cleveland!

Staging your Shaker Heights home will help to get it sold quicker; here are 5 great tips to get you started.

In a buyer's market (which is what all of Greater Cleveland is in) it is really important for your house to be the shining star among your competition.  The best way to accomplish this is to stage your home and get it ready to sell.  When you decide to put your home on the market your house becomes a commodity.  Staging helps buyers to picture living in the house and makes the home more appealing.

Here are five tips to get you started. Oh, and one more thing to keep in mind, the cost of staging your home is a lot less then your first price reduction.

1)      Paint:   How long has it been since you painted?  Does any room in your house have a lot of wall paper?  I am sure it is beautiful, but buyers do not want it.  Take it down and paint the room a neutral color.

2)      Pictures:  Do any of the rooms in your home have too many pictures on the wall?  Take them down fill in the holes and put up a couple simple pieces of art. Also, if any of the walls are too bare, put something up on them.  Just make sure to keep it simple.

3)      Plants:  Make sure the front of the house has a lot of green.  Also, try adding a plant in the corner of room to give it a little more life.

4)      Furniture: If you have a room with a lot of furniture, consider taking some out and putting it in storage.  A large couch may be hiding the actually size of the family room.  If you replace it with a smaller love seat the room might look a lot bigger.  Also sometimes putting a bed in the corner and rearranging the room can help to make a bedroom look bigger.

5)      Fixtures: Are your fixtures old.  If they are simply replacing them will make a big different. How about your light switches.  Brighten them up by changing out the switch covers.

These steps are as easy at 3 P's and 2 F's.  Go through each room of your house and decide if it could use painting, pictures, plants, furniture moved or new fixtures.  This will get you on your way to winning the beauty pageant that is the Shaker Heights Housing market.

For more great staging tips, or if you are getting ready to sell your home and want to know home much it is worth call Erin Oakley at  Keller Williams Realty today at 216-410-8221 or email info@NoPlaceLikeCleveland.com
