Today's Greater Cleveland Real Estate Market is a Beauty Pageant and a Price War!

If you are getting ready to start your home search it is a good idea to interview the agent you choose to help you with the buying process.  Here are 10 things you should ask a real estate agent before you sign up with them.

1.  Are you a full-time professional REALTOR??  

2.  What geographic areas do you specialize in?

3. Do you have a website? What information can I find there?

4. How will you keep me informed during my home search and throughout the transaction?

5. Do you have a staff or a team? If so, what roles with they play in my transaction?

6. Will you show me properties form other companies listings?

7. Will you represent me exclusively, or will you also represent the seller? 

8. How will you get paid? How are your fees structured?

9. What distinguishes you from other real estate agents? What is your negotiating style?

January brings arctic blasts, here are 5 ways to stay warm in Cleveland this week!

1.  Winterize your Home:  Heat escapes mostly through windows and doors.  Make sure you seal all cracks with weather striping or plastic to keep heat inside.Check the insulation in your attic. If you can see the wooden beams, you likely need more insulation. The U.S. Department of Energy estimates that about 80 million American homes are inadequately insulated. Proper insulation can save you up to 20 percent on energy bills, according to the DOE.

2.  Make Sure you Bring Your Pets Inside:  If you can't stand to be outside, neither can they!  Please bring all your animals inside to keep them warm.

3.  Snuggle:  Add more blankets to beds and even a nice throw blanket to the couch for a little extra snuggling.  And while you are at it pour yourself some hot chocolate!

4.  Make Sure you Have Warm Supplies in your Car:  If you are headed out on a longer trip make sure you add a blanket and maybe a tool box to your car.  Kitty litter is also a great thing to keep in the car for traction. 

5.  Keep the heat on to avoid pipes from Freezing: Make sure you have turned off all outside water lines, and make sure you keep heat on in houses that are vacant to avoid pipes freezing.

Total sales units in 2008 are higher than total sales units in 2007.    

The Weiner Real Estate Group sells homes all over Cleveland's east side but we mainly target the cities of Shaker Heights, Pepper Pike, Orange, Moreland Hills, Solon, Cleveland Heights and Chagrin Falls So these numbers include just these cities.

In 2008 there were 1582 total closed sales in Shaker HeightsPepper Pike, Orange, Moreland Hills, Beachwood, Cleveland Heights, Solon and Chagrin Falls. 

The average list price in 2008 was $233,218. The average sale price in 2008 was $216,787.  Sellers in 2008 received an average of 93% of their listing price. 

                                                                                  

Total sales in 2007 in these cities were 1561 total units.  That is actually 21 houses less than the amount of sales units in 2008. So despite what you are hearing houses are still selling!  The average sale price in 2007 was $270,059.  2008 might have sold more houses but the prices are way down.    

What this means for you? 

Well, currently there are 1159 active listings in Shaker Heights, Beachwood, Cleveland Heights, Pepper Pike, Orange, Moreland Hills, Solon, and Chagrin Falls. Prices are down and inventory is up. Houses are still selling.  So it's time to get into the game and find your dream home.
